2026 Conforming Loan Limits: What Changed for Orange County Buyers

The Federal Housing Finance Agency set the 2026 baseline conforming loan limit at 832,750 dollars, up 26,250 dollars from 2025. Orange County sits at the high-cost ceiling, which is 150 percent of the baseline: 1,249,125 dollars on a one-unit property, up from 1,209,750 dollars.

The increase tracks a 3.26 percent rise in FHFA's house price index over the year to the third quarter. Here is what actually changes for an Irvine or Newport Beach buyer.

The numbers

  • Baseline one-unit limit: 806,500 dollars in 2025, 832,750 dollars in 2026, up 26,250 dollars.

  • Orange County one-unit ceiling: 1,209,750 dollars in 2025, 1,249,125 dollars in 2026, up 39,375 dollars.

  • The limit applies to the loan amount, not the purchase price. What price that supports depends on how much you bring in, so the practical ceiling moves with your own file.

Why conforming is worth staying under

A conforming loan is one Fannie Mae or Freddie Mac will buy, which means standardized underwriting, generally lighter reserve requirements, and pricing that is usually, though not always, better than jumbo. Jumbo is not a problem to be avoided at all costs, and in some rate environments a portfolio jumbo prices competitively. But conforming is more predictable, and predictability is worth something when you are competing on a 21-day close.

Who this actually helps

In Irvine, meaningfully. Attached and smaller detached product sits right around this line. A Turtle Rock condominium, a Quail Hill townhome, a Woodbury detached home in the mid-ones: files that had to be structured as jumbo in 2025 may fit conforming now.

On the coast, barely. Most purchases in Newport Beach, Newport Coast and Corona del Mar clear the ceiling regardless of where it is set, so a 39,000 dollar move changes very little. If you are buying there, your financing conversation is a jumbo conversation either way.

What to do with this

If you were pre-approved in 2025 and you are still looking, get the pre-approval re-run. The limit moved, and a file that was structured as jumbo may now qualify conforming, which can change both your pricing and your reserve requirement. That is a fifteen-minute exercise and it costs nothing.

We originate in-house, so we can run that comparison against your actual file rather than a rate sheet. You are never required to use our financing to have us as your agent.

Limits apply to loans acquired by Fannie Mae and Freddie Mac. FHA and VA limits are set separately. This is general information about loan limits and not an offer of credit or a quote of terms. Rates, payments and qualifying terms vary by borrower and change daily. Confirm current figures for your specific property type and county before relying on them.
