Question 1

Is Turtle Rock in a fire hazard severity zone?

Accepted Answer

Parts of Turtle Rock fall within the updated Fire Hazard Severity Zone map that the City of Irvine adopted by ordinance in June 2025, effective July 23, 2025, replacing the 2012 map. Other Irvine villages including Orchard Hills, Woodbury, Portola Springs, Quail Hill, Laguna Altura and Los Olivos are also affected. Zone status is assigned by parcel rather than by village, so two homes on the same street can carry different classifications. Confirm a specific address against the City of Irvine map.

Question 2

Does a fire hazard zone designation affect selling a home in Irvine?

Accepted Answer

It can. The classification appears in the Natural Hazard Disclosure, and a buyer's lender will not fund without bound hazard coverage. If a buyer cannot place a policy, the escrow can fail or the buyer may seek a price reduction late in the transaction. Sellers in reclassified areas benefit from confirming carrier availability before listing rather than during escrow.

Question 3

Can I keep my property tax base if I sell my Irvine home and buy another in California?

Accepted Answer

California Proposition 19 allows qualifying homeowners aged 55 or older, severely disabled homeowners, and victims of wildfire or natural disaster to transfer the taxable base year value of a primary residence to a replacement primary residence anywhere in California, up to three times. If the replacement costs more than the original's market value, the excess above a threshold is added to the transferred value. That threshold is 100 percent if the replacement is bought or built before the sale, 105 percent in the first year after, and 110 percent in the second year. Form BOE-19-B must be filed with the county assessor within three years. Confirm details with the Orange County Assessor and a tax advisor.

Question 4

Which school district serves Turtle Rock and Turtle Ridge?

Accepted Answer

Turtle Rock, Turtle Ridge, Quail Hill and Shady Canyon fall within Irvine Unified School District. Newport Beach, Corona del Mar and Newport Coast fall within Newport-Mesa Unified School District. Attendance boundaries are assigned by parcel rather than by village or ZIP code and districts revise them, so verify a specific address directly with the district.

Question 5

Question 6
